Establece los derechos y deberes de los propietarios, c\u00f3mo se gestionan las partes comunes, los gastos de condominio y, cada vez m\u00e1s en los \u00faltimos a\u00f1os, tambi\u00e9n el<strong>uso de las viviendas para alquiler tur\u00edstico<\/strong>. <\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-53fb226 elementor-widget elementor-widget-heading\" data-id=\"53fb226\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Modificaci\u00f3n del 3 de abril de 2025: \u00bfqu\u00e9 dice la nueva ley?<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-04da48a elementor-widget elementor-widget-text-editor\" data-id=\"04da48a\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>El 3 de abril de 2025 entr\u00f3 en vigor una importante modificaci\u00f3n de la LPH, <strong>el art\u00edculo 17.12<\/strong>, que afecta directamente a los alquileres de corta duraci\u00f3n. La ley establece que: <\/p>\n<ul>\n<li>Para destinar un piso a la actividad de <strong>\"vivienda vacacional<\/strong> \" dentro de un <strong>edificio en r\u00e9gimen de propiedad horizontal (condominio)<\/strong>, <strong>ser\u00e1 necesario obtener el consentimiento del 60% de los propietarios<\/strong>, que tambi\u00e9n representan el 60% de las participaciones del condominio.<\/li>\n<li>En ausencia de dicha autorizaci\u00f3n, la <strong>comunidad puede emprender acciones legales<\/strong> para detener la actividad, con procedimientos de cese y posibles sanciones.<\/li>\n<\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-63285b9 elementor-widget elementor-widget-heading\" data-id=\"63285b9\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">\u00bfEs retroactiva la ley?<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-c2cdd73 elementor-widget elementor-widget-text-editor\" data-id=\"c2cdd73\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p><strong>No, la ley NO es retroactiva.<\/strong> Esto significa que <strong>las licencias de vivienda vacacional que ya est\u00e9n en vigor no se ver\u00e1n afectadas<\/strong>, siempre que cumplan la normativa municipal y los reglamentos vigentes en el momento de su activaci\u00f3n. Los que ya tengan una licencia ordinaria <strong>no tendr\u00e1n que preocuparse<\/strong>, a menos que se produzcan infracciones graves o protestas leg\u00edtimas de la comunidad. <\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-63e8df0 elementor-widget elementor-widget-heading\" data-id=\"63e8df0\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Zonas residenciales: las m\u00e1s afectadas por la nueva ley<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-80a4f66 elementor-widget elementor-widget-text-editor\" data-id=\"80a4f66\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>La modificaci\u00f3n del 3 de abril afectar\u00e1 sobre todo a <strong>las zonas residenciales<\/strong>, es decir, a las <strong>zonificadas<\/strong> como \"suelo urbano residencial\" y no como suelo tur\u00edstico. \u00c9ste es un punto clave que muchos ignoran o, peor a\u00fan, tergiversan deliberadamente. <\/p>\n<p>Los \u00e1mbitos que se ver\u00e1n <strong>m\u00e1s afectados<\/strong> por la legislaci\u00f3n son:<\/p>\n<ul>\n<li><strong>Las Palmas de Gran Canaria<\/strong>: Triana, Mesa y L\u00f3pez, Siete Palmas y Arenales<\/li>\n<li><strong>Vecindario<\/strong> y <strong>El Doctoral<\/strong><\/li>\n<li><strong>Telde<\/strong>, <strong>Arucas<\/strong> y <strong>Santa Br\u00edgida<\/strong><\/li>\n<\/ul>\n<p>El <strong>sur de Gran<\/strong> Canaria, en cambio, est\u00e1 <strong>clasificado en su mayor parte como suelo tur\u00edstico<\/strong> y, por tanto, <strong>no est\u00e1 sujeto a esta ley<\/strong>. Zonas como Maspalomas, Playa del Ingl\u00e9s, Meloneras, Campo Internacional, Puerto Rico, Tauro y Patalavaca siguen consider\u00e1ndose las m\u00e1s seguras y rentables para el alquiler a corto plazo. <\/p>\n<p>Sin embargo, con la <strong>mayor transparencia<\/strong>, conviene precisar que <strong>algunos complejos del sur<\/strong> <strong>han pasado de ser tur\u00edsticos a residenciales<\/strong> con el paso de los a\u00f1os. Esto significa que, incluso en el sur, <strong>es imprescindible comprobar la clasificaci\u00f3n urban\u00edstica<\/strong> antes de comprar. <\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-349e29e elementor-widget elementor-widget-heading\" data-id=\"349e29e\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Un poco de sana controversia: desinformaci\u00f3n y terrorismo psicol\u00f3gico\n<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-add72c9 elementor-widget elementor-widget-text-editor\" data-id=\"add72c9\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>En los \u00faltimos d\u00edas he le\u00eddo numerosos posts de <strong>agentes inmobiliarios y \"profesionales\"<\/strong> que pintan un escenario apocal\u00edptico para el mercado de alquiler a corto plazo en Gran Canaria. Algunos afirman, sin distinci\u00f3n alguna, que \"la ley afectar\u00e1 a todo el mundo\" y que \"ya no podr\u00e1s alquilar\". <\/p>\n<p>Este tipo de <strong>terrorismo psicol\u00f3gico<\/strong> es perjudicial.
