Registro Único de Alquiler Turístico: The obligation for short-term rentals in the Canary Islands from July 1, 2025

This is not an optional technical step. The new registration system stems from national legislation, linked to European Regulation 2024/1028, and will also be applied in the island Autonomous Communities, including Tenerife, Gran Canaria, Fuerteventura, Lanzarote, La Palma and all other islands. Without registration, it will no longer be possible to rent legally. Your property will be removed from tourism portals, and you will risk penalties and inspections by the authorities.

Regulatory change: what changes for short rentals in the Canary Islands

OTAs (Online Travel Agencies) such as Airbnb, Booking and Vrbo are required by law to remove non-compliant listings within 48 hours of reporting. Basically, without a registered number, your apartment disappears from the market.

And it’s not just about losing visibility: registration is also linked to the tax system and cross-checks with cadastre and local taxes. This means that an unregistered business may be subject to retroactive tax audits, fines and even the permanent revocation of the tourist permit already obtained.

Even if you have a regional license, you now need the single registry

Many owners in the Canary Islands already hold a tourism license issued by the Comunidad Autónoma. However, as of 2025, this is no longer sufficient. The new Canarias alquiler turístico registry is a centralized national system, which is in addition to the local registries. Even those who already have a license will have to register their property to obtain the new número único identifier.

The clock is ticking. As of June 2025, platforms have begun sending notifications to comply with the new regulations.
