I often see that many hosts, Superhosts, and even agencies that manage short rentals in Gran Canaria underestimate the true potential of real estate on the island. Let me explain further. Looking at postings on platforms like Airbnb and Booking, I find that many listings are poorly maintained, outdated, and aim for bargain prices just to get a high occupancy rate.
In high or very high season, I see decent properties, with obvious potential, rented for 60/65 euros per night-a figure that sells out and gives value to the first person to book. This strategy, unfortunately, is all too common. Many hosts prefer to have calendars that are always full, often months in advance, and fall into the trap of lower price competition.
In my experience, this is where the mistake lies. Focusing only on annual filling, sacrificing the real value of the property, means forgoing higher profits and strategic management. The truth is that these approaches reflect a lack of key expedients and an underestimation of the potential of the property under management.
With the right method and strategies, any property can be maximized, generating significant gains without selling out. It is a matter of professionalism, optimization and attention to detail.
