Obviously, the verbal or written mandate (power of attorney) to purchase presupposes that the buyer has previously viewed all legal, fiscal, and administrative documentation of the deed he is going to have signed in his name and on his behalf.
The information the buyer must receive before entering into the contract concerns:
-the identity of the practitioner, geographical address, telephone and email
-main characteristics of goods or services
-price of the good or service, including taxes, additional charges and any other costs
-the method and timing of payment
-the existence or exclusion of the right of withdrawal, the conditions, terms and procedures for exercising it, and the model withdrawal form
-a copy of the final notarized deed and the property viewings
Once the buyer has received the above information, the distance contract is concluded.
How distance buying a property in Gran Canaria works in practice
It begins by framing the investor’s needs both from the standpoint of the type of property, the purpose for which it is being purchased, the area of preference, and, of course, the budget available.
Based on these initial data, a search will be made for available properties as close to the investor’s requirements, various inspections will be carried out to view them, photograph them or film them on video in order to show them to the buyer.
Together with the photos and videos, technical, factual and financial reports of the selected properties will be sent in order to assess in every respect the worthiness of the investment, in a transparent and professional manner in the common interest of reaching the conclusion of a good deal.
If the investment is found to be of interest an offer to purchase will be made to the seller, signed via email, according to the established price if it is negotiable, or in line with the asking price if it is not. A negotiation with the seller will be opened at this point and if an agreement is reached the “compromise of purchase” will be concluded with the following payment of the 10% deposit and from this moment the canonical 60 days will start to make the inventory of what is present inside the property and for the fixing of the date and the signing of the notarial deed whose draft will be previously reread and checked by both parties.
A few days before the deed you will pay the remaining amount for the purchase together with the previously budgeted fees and taxes. On the day of the deed the representative will go to the notary to sign the deed on behalf of the investor and proceed with the payment and purchase of the property, which will thus have a new owner.
The procedure is streamlined and smooth and solves the logistical problem especially for those who do not have time to travel to another country for too many days, in some cases months, and wish to invest from the comfort of home, entrusting it to experts and professionals in the field, without having to give up their investment for purely practical reasons.
