REMOTE REAL ESTATE INVESTMENT IN GRAN CANARIA

Quando si decide di investire in immobili i propri risparmi, la prima scelta da fare ricade sul luogo in cui investire. Scegliere il mercato immobiliare giusto in cui realizzare il proprio investimento è un processo lungo e articolato che passa da uno studio delle varie realtà, alle possibili rendite da affitto fino alla disponibilità di tempo per effettuare poi più viaggi al fine di trovare la giusta opportunità.

Una volta scelta la località su cui focalizzarsi inizia la ricerca dell’immobile a distanza che è tutt’altro che semplice, anche per esempio per motivi di lingua se si decidesse di investire all’estero, ma anche per problemi di tempo, per ovviare a queste limitazioni logistiche e pratiche è possibile affidarsi ad un Property Finder in loco, che ricerchi la miglior soluzione immobiliare tagliata su misura per le nostre esigenze, la visiti al nostro posto, ne stili una relazione informativa consigliandoci o sconsigliandoci l’acquisto.

Qualora l’immobile proposto risultasse una buona e potenzialmente redditizia occasione di investimento, ecco allora che potremo procedere tranquillamente all’acquisto a distanza senza cioè recarci sul posto per tutta la trafila burocratica e firmare l’atto di acquisto.

L’acquisto a distanza infatti è un contratto stipulato tra un venditore e un compratore senza la presenza fisica di chi acquista ma attraverso mezzi elettronici o semplicemente al telefono .

Ovviamente il mandato verbale o scritto (procura) di acquisto presuppone che l’acquirente abbia preso precedentemente visione di tutta la documentazione legale, fiscale e amministrativa dell’atto che va a far firmare in suo nome e per suo conto. 


Le informazioni che il compratore deve ricevere prima di stipulare il contratto riguardano:

-l’identità del professionista, indirizzo geografico, telefono ed email

-caratteristiche principali dei beni o servizi

-prezzo del bene o del servizio, comprensivo di imposte, spese aggiuntive e di ogni altro costo

-la modalità e i tempi del pagamento

-l’esistenza o l’esclusione del diritto di recesso, le condizioni, i termini e le procedure per esercitarlo, nonché il modulo tipo di recesso 

-la copia del rogito notarile definitivo e le visure dell’immobile 

Una volta che il compratore ha ricevuto le suddette informazioni si procede alla stipula del contratto a distanza. 


Come funziona nella pratica l’acquisto a distanza di un immobile in Gran Canaria 

Si comincia con l’inquadrare le esigenze dell’investitore sia dal punto di vista della tipologia di immobile, dello scopo per il quale si acquista, della zona di preferenza e, ovviamente, del budget a disposizione.

In base a questi primi dati si procederà alla ricerca degli immobili disponibili quanto più vicini alle richieste dell’investitore, si effettueranno vari sopralluoghi per visionarli, fotografarli o riprenderli con video, al fine di mostrarli all’acquirente.
Unitamente alle foto e video verranno inviate le relazioni tecniche, fattuali e finanziarie degli immobili prescelti al fine di valutare sotto ogni punto di vista la valenza dell’investimento, in modo trasparente e professionale nell’interesse comune di giungere alla conclusione di un buon affare. 

Se l’investimento risulterà di interesse si procederà alla presentazione di un’offerta di acquisto al venditore, firmata via email, secondo il prezzo stabilito, qualora fosse trattabile, oppure in linea con il prezzo richiesto qualora non lo fosse. Si aprirà a questo punto una trattativa con il venditore e qualora si giungesse ad un accordo si procederà alla stipula del “compromesso di acquisto” con seguente versamento del 10% di anticipo e da questo momento partiranno i 60 giorni canonici di tempo per effettuare l’inventario di quanto presente all’interno dell’immobile e per la fissazione della data e la sottoscrizione del rogito notarile la cui bozza sarà previamente riletta e controllata da ambo le parti. 

Qualche giorno prima del rogito si verserà  la restante somma per l’acquisto unitamente alle spese e tasse già preventivate in precedenza. Il giorno del rogito il rappresentante si recherà dal notaio per firmare l’atto in nome e conto dell’investitore e procedere al pagamento e all’acquisto dell’immobile che avrà così un nuovo proprietario.  

La procedura risulta snella ed agevole e risolve il problema logistico soprattutto per chi non ha tempo di spostarsi in un altro Paese per troppi giorni, in alcuni casi mesi, e desidera investire comodamente da casa, affidando il tutto ad esperti e professionisti del settore, senza dover rinunciare al proprio investimento per motivi puramente pratici.

    VIVIENDA VACACIONAL INSPECTION

    Today around 1:10 p.m. I was in the “Maspalomas Lago” complex to welcome a German tourist to one of the Bungalows under my management and I see the Polizia Nacional going around the various bungalows taking notes. I already had an inkling that they would ask me questions as soon as they were done with the client. AND THEY WERE!

    They started by asking me who I was and what I was doing there since I was holding a folder of documents and Pos for electronic payments and showing the bungalow to the tourist who had just arrived with his luggage. I explained to them that I am the owner of the PROPERTY FOR SALE GRAN CANARIA agency and that I am in the business of managing licensed VIVIENDAS VACACIONALES properties to tourists.

    At that point they asked me what procedure I was implementing for guest registration and I passed with flying colors! Of course, I then had to tell them the first and last name of the bungalow owner, the name assigned to the Vivienda Vacacional, the responsible person registered with the police (which in this case is me and I do not delegate third parties) my personal information and my agency’s business card for references.

    So I am expecting a visit from them to the office here in Playa del Ingles in the Mercurio building to get more information about what I am doing and certainly a phone call from them to the owner of the bungalow who will also be the subject of tax audits in order to check whether or not he pays taxes on the rental income, but, for that no worries since I personally follow up on the taxation of the properties under my management through my trusted tax advisor and keeping all the documentation.

    All this only confirms that my method of working under local rules is the only viable method if you want to invest and work in the Short Rental Business in Gran Canaria. So, as I always say, be careful in relying for the tourist management of your property on the cleaning lady or the friend of the friend of the friend who is penniless or the handyman on duty to save on commission and taxes from the cost of a plate of lentils because it is not worth it!

    With audits by the Tax Agency and the Nacional Police, one can incur very heavy penalties indeed and risk damaging one’s investment.

    To you who follow me….ne is it worthwhile to rely on people who are not competent but are just trying to make ends meet? Think about it…

      Here I am in Las Palmas, at Calle Triana 22, Triana area, in the Office of Notary David Garcia Fuentes, where I went to remotely sign on behalf of an Italian company based on the island, the sale of one of their Bungalows located in the Maspalomas area in Campo Internacional, south of Gran Canaria, Canary Islands.

      The sale turned out to be quite complex as there was a partial mortgage on the property that I had to pay off on behalf of the previous owners by going several times to the Bank and to the Registro de las Propiedades to make sure that on the day of the signing the property was free of encumbrances and all the documentation was in order for the Notary.

      All this perhaps in Italy and with the presence of the seller, can be quite simple, but done remotely with power of attorney without the presence of the seller, moreover being a company, therefore with the need for authorization actas for any practice, is really complex even considering the famous “canary times”…!

      Everything eventually turned out for the best, I signed the deed and handed over the keys to the buyers, a local family who had also purchased with us another bungalow owned by the same Company.

      After the signing of the deed I went to the Bank to deposit the check into the Selling Company’s bank account, now all that remains is to proceed with the payment of all the required taxes, and the sale will also be concluded from the bureaucratic point of view, much to my satisfaction and that of all parties involved.

      Selling a property remotely is also possible through me, personally taking charge of all the documentary and bureaucratic rigmarole by relieving the seller of any tasks and without the need to be present here on the island.

        Completed with great satisfaction another real estate purchase through “Procura Notarile “in the name and on behalf of a Bolognese investor this morning in the building MERCURIO of a 45sqm apartment in the heart of Playa del Ingles and precisely located in the building “KOKA” in Calle Tenerife 17 on the 4th floor with a wide view of the pool and the sea.

        I will personally take care of the payment of ITP, Property Transmission Tax of 6.5% (Internal Revenue Service) and the registration of the Property at the Registry Office.

        Following this, I will conduct an inspection of the apartment with the partner construction company and design the work to be done and plan the cost of the Restyling required by the new owner to make it suitable for the Business of Short Rentals to Tourists.

        Once finished, I will take care of the all-around tourist management of the property by signing a contract with the owner, I will apply for the License of Viviendas Vacacionales and in just 7 days I will post the plaque in the apartment.

        Once this is done, the apartment will be uploaded to the various booking portals for tourists and to my website www.propertyforsalegrancanaria.com taking care of Check-in and Check-Out.

        I will be cleaning the apartment with my own Coronavirus cleaning and sanitation company that I founded in 2019 called “DP ZERO VIRUS.”

        At each Check-out, I will send the reservation report by email and the income by bank transfer.

        Every three months, I will also take care of the payment of income taxes (since the new owner is not a resident of Canarias) through my trusted tax preparer.

        I will handle relations with the condominium and everything else that will be necessary by having a Special Notarial Power of Attorney in my favor.

          When one decides to invest in real estate to make a profit with the business of short rentals to tourists, one spends a great deal of time visiting dozens of them with the first real estate agent that comes along, and then decides to buy the one most in line with our taste…Nothing could be more wrong!!!

          We spin around like spinning tops accompanied by inexperienced youngsters who open the doors of apartments they have never seen before, bamboozling us with catchphrases, invented and nonexistent merits of the property, foreshadowing the idea that there is no other property better than that one, that it is a bargain and will sell fast so let’s not let it get away…Nothing more wrong!!!

          In my role as Property Finder I always search for properties for sale in Gran Canaria on behalf of investors, and when colleagues or owners propose an apartment to me, I always ask to visit it, because it is definitely hiding something …In 90% of the cases in fact, the photos do not represent the reality of the property at all, they do not show the negative sides and on the contrary they exalt positive sides only in the mind of those who want to sell, but which in reality either do not exist at all or even turn out to be negative. Views of the sea that need a spyglass, renovations done disguisingly and even badly, very central and very comfortable areas that turn out to be noisy or on mountain laces, complexes that are wonderful but actually hovels, apartments free of explotaciòn but in exploted complexes…in short, all little stories invented by those who just want to sell without caring in the least about the buyer.

          As soon as I visit a property with a representative of another real estate agency, I immediately understand, thanks to my experience and perfect knowledge of the area in which I operate, if the person in front of me has no experience, no professionalism; it only takes me a few questions and a few useless and, above all, wrong answers to call the person in front of me “a poor seller” .

          The shoddy seller will never recommend a property to you in your interest but only in his interest of earning the commission, he doesn’t care if that property will then make a profit on rents, if you can even rent it out at all, if it is in a liquid area, if it is in short a good investment, if it is the right investment for you.

          A right investment must have numerous peculiarities that only those who know the location of the property, the market dynamics and the needs of potential tenants can best advise you on.

          Choosing the right property is not only necessary for a good rental income , but it is also necessary from a future resale perspective..we may buy the best property for our taste but if no one will rent it or no one will buy it back someday, we will not have spent our money well.

          It is not easy for those who decide to invest in real estate to put into annuity, to juggle the choice on their own, it could go well certainly, but it could also go wrong and the investment turn out to be a boomerang that we will not be able to shrug off.

          Therefore, it is important not only to choose the right property but also to choose whom to entrust with the choice of the right property; the value of the investment proposed to us goes hand in hand with the value of the person proposing it to us!

          If a real estate investment to be put to income is proposed to us by a professional who works at 360°, this one will guide us in the best choice having the interest in common with the buyer to make a good purchase since afterwards he will personally take care of the eventual Renovation or Restyling, in line with the standards necessary to generate a good income and above all of the management of the property for short rentals to tourists; could he ever recommend us a wrong property that he will then rent to no one? Absolutely not!

          On the other hand, if we entrust our purchase to an inexperienced real estate agent, he will neither know nor want to advise us for the best since he has no interest in our investment being profitable later on, his only interest is to receive the commission on the sale.

          So if you really want to invest in real estate that you can put to income and have success and continuity in the business of Short Tourist Rentals, you need to rely on an expert in the field, that is, a person who looks after your interests because at the same time they are also his or her own.

            REAL ESTATE COLLAPSE IN THE CANARY ISLANDS?
